Crackfill
We offer two types: Hot rubberized or Cold Pour Crackfill. Coldpour is designed for cracks up to 3/4 inch in width or smaller and generally cost less for the customer. A temporary solution for asphalt that is not badly cracked. Hot Rubberized crackfill is designed to last longer and expands and contracts with the asphalt as the temperature changes. Suitable for cracks up to 1 inch wide and better for waterproofing and last longer in every way.
SealCoat
Sealcoating is a process by which an oil based topping is applied to the cleaned surface of asphalt., revitalizing and giving the appearance of new, black pavement. Fortified with aditives to protect the asphalt, as well as creating a more durabable, smoother surface. Sealcoat also help prevent the damage caused by sun and water when applied on a regular basis. Proventative maintenance is the key to protecting your roadway or parking lot. Our comparison is to that of painting a house....It not only protects the materials from rotting away, it improves the appearance.
Striping
Striping indicates parking stalls, traffic direction, handicapped areas, safety crosswalks, no parking areas and assigned parking stalls. A parking lot without striping is a potential hazard for everyone using it and a liability for the owner. The Americans with Disability Act (ADA) is quick to respond and fine business owners that are not compliant with marking regulations.
Asphalt
Asphalt can be used to fill cracks too large for crackfill, patch a surface known as "skin patching" or be used to apply a thin layer over the existing surface called an "overlay". Asphalt is also used to cover an open lot to creat a clean, dust free environment for driving and parking vehicles.
Raveling or very porous asphalt:
Stones have come out of the surface or the surface has a very "rough" texture. If the asphalt is not sealed, it will degrade rapidly. In severe cases an overlay may be required.
Alligatored areas:
Interconnecting cracks forming a series of blocks resembling an alligator's skin. This problem is usually caused by not maintaining the asphalt or a base failure problem. The problem areas should be removed and full depth patched.
Oil spots:
Prior to coating these areas, prime them with a water based, acrylic oil spot primer.
Grass growing onto the edge of the asphalt:
Before coating or cracksealing the grass must be removed.
Old or badly dried out asphalt:
Pavement that is usually several years old that has never been coated and looks a lot like a portland cement concrete surface. The pavement should be primed with a polymer modified pavement primer prior to coating.
The asphalt has an oily film over most of the surface:
This problem is often found at gas stations, supermarkets, or truck stops. The pavement should be primed with a polymer modified pavement primer prior to coating.

What is the function of seal coat?
Seal coat has two purposes, as asphalt ages the cement that holds the aggregate wears between the surface stone. With time, the wear of tires and weather on the surface erode the surface as well and expose the surface to further deterioration. A coating of sealer slows this process and extends the life of the asphalt. Seal coat also serves a cosmetic function. A good coat of sealer and fresh striping is a silent sales tool that can speak volumes.
How often should I seal coat?
The frequency of seal coat applications depends primarily on the volume of traffic. Therefore, sealer should be applied every two to four years. More often if traffic is heavy and less often if it is light.
What is the function of crack fill?
Water is asphalt's worst enemy. It fractures the asphalt by entering cracks and then freezing. As cracks widen, water begins to reach and erodes its base. Asphalt uses limestone as a base because it compacts with a cement-like consistency that is an ideal support. Unfortunately, limestone is also water soluble and when constantly exposed to water.... it dissolves. Consequently, preventing water from reaching this base is crucial in maintaining asphalt pavement. By stopping the constant seepage and assault of water into and on asphalt's limestone base, extensive, frequent repairs can be minimized.
What is the function of overlay?
Overlays are usually done to repair pavement that, if let alone, will deteriorate to the point where it needs to be removed and to direct and maintain proper drainage. The selection of when and where to apply an overlay is an important decision. When done in a timely fashion, overlays are a relatively inexpensive way to prolong the life and appearance of asphalt pavement.
